Across the area we cover - Rapid Valley, Green Valley, Colonial Pine Hills, Box Elder, Summerset, Keystone, Hermosa, New Underwood, and Hill City - most houses went up between 1972 and 2007, with the median build year landing around 1989. That's a wide window, but it clusters hard in the 1980s and 90s across all nine places.
What that means for your door: if your house is from that stretch, you're probably on a steel sectional door with extension springs mounted along the horizontal track, or an early torsion conversion if a prior owner upgraded. Openers from that era are usually chain-drive, and a lot of them are still the original unit - which is past its expected service life no matter how well it's been maintained.
Houses built closer to 2007 tend to have torsion springs from the start and heavier insulated doors, so the common failure is different: cable fray and roller wear rather than spring fatigue. None of these nine towns has a housing stock old enough to still be running the one-piece wood doors you'd see in a pre-1960s build - that's just not what's out there in this service area.
